Renters’ Rights Act
information sheet.
England · Renters’ Rights Act 2025 · For landlords
Every named tenant on a written tenancy that began before 1 May 2026 needed the government's information sheet by 31 May 2026. If you missed the deadline, send the required copy now.

Does the tenant need
the sheet or written terms?
The tenancy start date and whether the agreement was written determine which document to give.
| Your tenancy | What tenants get | When |
|---|---|---|
| Started before 1 May 2026, with a written agreement or written record of terms | The Renters’ Rights Act Information Sheet 2026 | By 31 May 2026 |
| Started before 1 May 2026, verbal agreement only | Written information about the key terms of the tenancy | By 31 May 2026 |
| Started on or after 1 May 2026 | Written information about the key terms, in the agreement or separately | Before you sign or agree the tenancy |
| You served a valid section 21 or section 8 notice before 1 May 2026 | The Information Sheet, if the tenancy carries on as an assured periodic tenancy | Within one month of the notice no longer being valid, or the court process finishing |
Lodgers
Lodgers do not need the information sheet.
Existing written agreements
You do not need to replace or reissue the written agreement. The new rules apply automatically.
Give each tenant
a valid copy.
A link does not replace the PDF. Nor does an edited version or sending only to the lead tenant.
- 1. Use the official PDFDownload it from the official page. Keep the file unchanged, including its branding and text.
- 2. Include every named tenantEach joint tenant on the agreement needs their own copy.
- 3. Deliver the documentGive or post a printed copy, or attach the PDF to an email or text. Sending a link alone does not count.
- 4. Record deliveryFor each tenant, keep the sent message or a dated note of how you gave the sheet.
If you missed
31 May 2026.
Failing to give the sheet by 31 May 2026 can lead to a fine of up to £7,000. The same limit applies to the duty to provide written terms for new tenancies.
Send the required copy now
The guidance does not confirm that late delivery prevents a fine. Give every named tenant the correct copy now and retain dated evidence.
Ask a solicitor or landlord association for advice about your situation.
Review your other tenancies
An older tenancy with a verbal agreement needed written terms instead. For tenancies beginning from 1 May, check that terms were given before the agreement was entered into.
What the sheet
tells your tenants.
The four-page sheet explains the changes to their tenancy. Read it so you can discuss their questions.
| Topic | What the sheet says |
|---|---|
| Fixed terms | Fixed end dates no longer apply. Tenancies continue periodically, usually monthly. Assured shorthold tenancies become assured periodic tenancies. |
| Rent increases | Rent review clauses no longer operate. Use section 13 for increases: no more than once a year, with at least 2 months' notice on Form 4A. |
| Ending the tenancy | Section 21 notices cannot be given from 1 May 2026. Possession needs a ground, such as rent arrears. Selling or moving-in grounds cannot be used in the first 12 months. |
| Tenants leaving | Give at least 2 months' written notice, unless the landlord and all tenants agree a shorter period in writing. |
| Pets | Tenants can request a pet. Any refusal must be reasonable and given in writing. |
| Students | Ground 4A requires a separate written notice. Providing the Information Sheet does not satisfy that requirement. |
Can I change the sheet or add my branding?
GOV.UK requires the exact PDF downloaded from its official page. Do not edit or rebrand it.
Where can I find the easy read version?
GOV.UK provides alternative formats, including easy read and large print.
Do landlords outside England need this sheet?
The sheet applies only to tenancies in England.
How do I record that it was provided?
Keep the delivery record with the tenancy documents. Use the property handover checklist for handover and the free landlord spreadsheet for key dates.
