Terms of use · Updated 23 October 2026

Who we are

Sproutlet is run by Lewis Danks, trading as Sproutlet, in the UK. Email hello@sprout-let.co.uk with any question about these terms. By creating an account or using the app, you agree to them. You must be 18 or over.

What Sproutlet does

Sproutlet keeps your rental records, dates and reminders together: properties, tenancies, people, rent, compliance checks, documents and repairs. Sprout, the app's assistant, can read messages, photos and documents you give it and suggest what to save.

Sproutlet is a record-keeping tool. It does not give legal, tax, financial or safety advice, and it does not inspect properties or confirm that you meet your legal duties. Guidance in the app is general. Sprout can misread things, so check what it suggests before you save it. You remain responsible for your obligations as a landlord.

Your account

Give accurate details and keep your sign-in safe. You are responsible for what happens in your account. If you invite someone to look after properties with you, they can see and change those records too, so only invite people you trust.

Your records

Your records belong to you. You let us store, display and process them so we can run Sproutlet for you, as the app privacy notice explains. When you record details about tenants, contractors or other people, you decide what to keep and you need a lawful reason to keep it.

Quotes from local firms

When you ask for quotes, Sproutlet finds local firms and emails the ones you choose on your behalf, with the repair details and the property address. Firms are independent businesses. We do not vet them or guarantee their prices or work. Any agreement for the job is between you and the firm.

Using Sproutlet fairly

Do not use Sproutlet to break the law, harass anyone, send spam, store content you have no right to, or harm the service or other people's accounts. Do not copy, resell or reverse engineer the app.

Price

Sproutlet is free to use at the moment. If we introduce charges, we will tell you before they apply, and you will never be charged without agreeing first.

Changes and availability

We keep improving Sproutlet, so features may change. We work to keep it running, but we cannot promise it will always be available or free of errors. We will tell you about important changes to these terms before they take effect.

Leaving, and when we can close an account

You can delete your account at any time. We may suspend or close an account that breaks these terms, or close the service, giving you notice where we reasonably can so you can save your records.

Our responsibility to you

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. It does not affect your legal rights as a consumer.

Otherwise, we are not responsible for losses caused by relying on records, dates, reminders or Sprout's suggestions without checking them, for missed deadlines, for work done by firms, or for business losses such as lost rent or profit.

App stores

If you downloaded Sproutlet from the App Store, Apple's standard licensed application end user licence agreement also applies. Apple is not responsible for the app or its support.

Law

These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
