Landlord spreadsheet
or app?

One rental or a few · We make both

For one rental with steady rent, a spreadsheet is often all you need. An app starts to pay off when receipts, repairs and certificate dates pile up between visits to your laptop. Compare the two job by job, then pick the one that fits how you work.

Rent that arrives in two partsEnter each payment against the month’s rent reference. The free starter kit adds them up and shows what’s left to pay. If a month stays short, start a rent arrears log.Record each payment as it lands. The month shows what’s paid and what’s still owed.
A repair that takes weeksNote it on your inspection checklist, then add a row and update its status when you remember. Quotes and photos live in other folders.Keep the quotes, photos and bill with the repair. When you come back to it, the next step is waiting.
Gas, electrical and EPC datesType in the date of each gas safety certificate, electrical report and EPC, then check the sheet when you open it. The workbook doesn’t send reminders.Keep each record with the rental and see when the next check is due. Safety checks follow England’s rules.

Which one
fits you?

Think about last month. Where were you when the receipt, the leak or the payment turned up?

A spreadsheet is enough if

  • You have one rental and the rent arrives in full.
  • You sit down with your records every month anyway.
  • Repairs are rare and quick.
  • You want something free you can start tonight.

An app will help if

  • Property documents and repair photos are hard to find when you need them.
  • A repair drags on through quotes and visits, and you lose the thread.
  • You’re never sure which certificate is due next.
  • Each rental has different jobs on the go.
You don’t have to choose today.Start with the free spreadsheet. If your records outgrow it, join the list and try the app when it’s ready.

Questions
landlords ask.

The spreadsheet is free today. The app is on the way.

Do I need landlord software for one rental?

Often not. If you keep it up to date, a spreadsheet records rent, costs and certificate dates perfectly well. Our free landlord spreadsheet includes a worked example to copy.

When can I use the Sproutlet app?

It’s on the way for iPhone and Android. We haven’t set a launch date yet. Join the list and we’ll email you when it’s ready.

Does either one send updates to HMRC?

No. You’ll need compatible software to send updates under Making Tax Digital. The Making Tax Digital guide explains when it applies to you.

Does the app work outside England?

You can keep rent, repairs and documents for any UK rental. Its safety checks currently follow England’s rules.
