England’s “Register your rental property” service, the first step towards the private rented sector (PRS) database, opens on 15 December 2026 in the West Midlands. Each region gets three months to register, everyone letting property must be registered by 14 November 2027, and the fee is £65 per property per year. Check your date below, and find the existing schemes for Scotland, Wales and Northern Ireland too.

England’s rollout,
one region at a time.
Landlords covered by the announced rollout can register eligible properties from 15 December 2026, ahead of their region’s deadline. Each region then has a three-month registration window, from its start date to its deadline. Select a card to explore.

What is the PRS database?
The new “Register your rental property” service is the first step towards England’s private rented sector (PRS) database. The published guidance covers assured and regulated tenancies, with an exclusion for supported exempt accommodation.
During rollout, requirements concern properties already let or becoming let. Registration before marketing an unoccupied property is a later step; check the latest guidance for your situation.
A few things worth knowing
- The government has announced an annual £65 per-property fee, adjusted during rollout. This is a government fee, separate from Sproutlet.
- Landlords start the registration; agents may help supply certain information.
- Registration does not replace existing safety duties or council licensing.

Gas safety record
Find your latest record and its check date. If a check is due, book a Gas Safe registered engineer qualified for the work.
Electrical report (EICR)
Check your report’s dates and any work still needed. To arrange an EICR, choose “electrical safety report” in the inspector finder.
Council licensing
Find your property’s council and search its website for HMO, additional and selective licensing. Even a smaller property may need a licence depending on the area. Keep any licence details with your records.
